O Buying a Home         O Choosing a Home          O Common Questions for Buyers

Buying a Home

Buying a home is an exciting and complex adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process, and don't have all the best information and resources at hand.

One of my specialties is representing the best interests of Toronto area buyers throughout the home buying process. My comprehensive, high-quality services can save you time and money, as well as make the experience more enjoyable and less stressful.

The purchase of a home is often the largest investment you will make in your lifetime. As you begin to think about buying a property, ask yourself what qualities are important in the people in charge of handling the investment. Immediately, certain characteristics will be obvious; reliability, attention to detail, assertiveness and strong negotiating skills. So whether you're buying a starter home, your dream home or an investment property, why not take advantage of my experience as a local market expert to make the most informed decisions you can, every step of the way.

  • Prepare purchase agreements and negotiate on your behalf

  • Find the BEST home that matches your price selection, at the price you can afford, in the area of your choice

  • Monitor the purchase process to settlement

Choosing a Neighborhood for Your Home Search

Narrow your home search by identifying neighbourhoods that are right for you. This helps keep your search focused and efficient. As your representative, I can offer neighborhood information to guide you in your search.

When evaluating a neighbourhood you should investigate local conditions. Depending on your own particular needs and tastes, some of the following factors may be more important considerations than others:

  • Quality of schools

  • Property values

  • Traffic flow

  • Crime rate

  • Future construction

  • Proximity to schools, places of worship, hospitals, shops, public transportation, highways, airports, parks, cultural centres such as museums and theaters

Neighborhood Search Strategies for Limited Budgets

If you’re a first time-buyer with limited financial resources, it's wise to buy a home that meets your primary needs in the best neighborhood that fits within your price range. You can maximize your home purchase location by incorporating some of the following strategies into your neighborhood search:

  •  Upcoming neighborhoods: Look for communities that are likely to become "hot neighborhoods" in the coming years. They can often be discovered on the periphery of the most continuously desirable areas. I can help you check for planned future development such as additional transit; new community services such as pools and theatres; and plazas planning to move in.

  • Neighbourhood demand: Look at the neighbourhood demand by asking your real estate agent whether multiple offers are being made, whether the gap between the list price and sale price is decreasing and whether there is active community involvement. You can also drive around neighborhoods to see how many "sold" signs there are in a particular area.

  • Co-ownership: Look into purchasing a condominium or co-op, rather than a house, in a desirable neighborhood. This way you still may be able to purchase in a prime area that you otherwise could not afford.
